It falls short of the 50 -acre minimum for Project District Zoning <br />and the 80 -acre minimum for CDP <br />b. Much of the Honokohau Village TOD, including the subject parcel, <br />is designated as "industrial" on the current County General Plan <br />LUPAG map. <br />Discussion continued and Keola Childs confirmed a motion could be made at <br />this meeting, but no action can be taken until the next meeting. <br />Curtis Tyler made a motion that the Action Committee request that the <br />Planning Director consider incorporating adjacent pre-existing land uses as a <br />part of a neighborhood for new projects that are less than 50 acres. The <br />applicants would be in agreement to using the village design guidelines <br />wherever feasible. Hiram Rivera seconded that motion. <br />Discussion continued with input from Janice Palma-Glennie on how we don't <br />want to lose the protections of large acreage but the importance of being able <br />to use the TND in the future. <br />Ken Melrose continued to explain that this is a "can -do" project and that this <br />is a project that should occur. <br />Curtis Tyler made a motion to table the current motion in accordance with <br />the Sunshine Law until the next meeting. Elaine Fukushima seconded that <br />motion. Unanimously approved. <br />Douglas Payne made a motion to request that the planning director prepare <br />the ordinance amendment to the zoning code to permit the TND floating <br />zone. Curtis Tyler seconded that motion. <br />Douglas Payne made a motion to table this item, and Curtis Tyler seconded <br />that. Unanimously approved. <br />Douglas Payne made another motion that the planning department look at <br />the industrial designation on the general plan and amend the boundary to be <br />consistent with the Kona CDP's TOD designation. Curtis Tyler seconded that <br />motion. Motion was tabled, and carried unanimously. <br />ITEMS FOR DISCUSSION AND ACTION <br />1. The Action Committee voted on a motion made at the last meeting stating <br />that, "the concepts presented of exchange of properties to a can do <br />approach to the implementation of important roadway improvements <br />within Kona should be supported by the Action Committee." <br />
