<br />The zoning in the light blue is Agricultural – 3 acres. The darker blue is Family Agricultural – 1 <br />acre. You’ll see there’s three areas identified with that zoning. And the darker green is <br />Agricultural – 1 acre. <br /> <br />This is the State Land Use Boundary Map. The majority of the area is identified in Agriculture <br />with your Urban boundary to the north. <br /> <br />This is the General Plan Land Use Pattern Allocation Guide Map. This area is in transition <br />towards more Low Density Urban type uses. That’s the yellow. You have a small, medium <br />density node where the commercial stores are located off Ainaola as well as some Important <br />Agricultural and Extensive Agricultural Lands located more mauka. <br /> <br />The Applicants are requesting a Change of Zone from Agricultural – 3 acres to a Family <br />Agricultural – 1 acre zoning district for 3.001 acres of land. The property is located at the end of <br />Ho‛ohoaloha Street, approximately 1,500 feet south from its intersection with Ainaola Drive. <br />The reason for the request is to subdivide the property into three lots which are intended to be <br />conveyed to the Applicants’ children. <br /> <br />This is an aerial view. We have Ho‛ohoaloha Street that provides access to the subject property. <br />This is approximately 50 feet right-of-way, with a 20-foot paved roadway in place currently. As <br />you can see, there are dwellings located in the area as well as some vacant land. <br /> <br />This is the proposed subdivision layout. Again, access will be at the end of Ho‛ohoaloha Street, <br />and this is the proposed 3-lot configuration. Lot, one of the lots will be accessing from an <br />easement that comes off of the end of the cul-de-sac. <br /> <br />The Planning Director is recommending that the Planning Commission send a favorable <br />recommendation to the Hawai‛i County Council with conditions. We have not received any <br />correspondence since the application was distributed to the Planning Commission. <br /> <br />With that, that concludes our presentation.
