of zones similar to the Applicant's request today. The first one was in 2014, and the second one <br />was in 2015. So, these were quite recent. <br />This is our State Land Use Boundary Map. It shows the State Land Use designations for the <br />area. The majority of the area is Agricultural in green. Up in the upper right hand corner, we <br />have some Urban designation. <br />This is our General Plan Land Use Pattern Allocation Guide Map. It identifies the subject <br />property as Low Density Urban, so this area is slated for Urban growth in the future. <br />This is an aerial photo. For reference, we have Ho`ohoaloha Street providing access. The <br />subject property does have an easement that provides access to the subject property. Currently, <br />there is one single-family dwelling located on the subject property. <br />The Applicant is requesting a Change of Zone from Agricultural — 3 acre to a Family <br />Agricultural — 1 acre zoning district for 3.576 acres of land in order to subdivide the property <br />into three lots. The newly created lots would have access via a 20 -foot wide existing easement <br />connected to the end of Ho`ohoaloha Street and the newly created roadway easement within the <br />subject property. The lots are intended to be conveyed to the members of the Applicant's family. <br />This is a proposed subdivision submitted by the Applicant in the Change of Zone application. <br />Again, for reference, we have the end of Ho`ohoaloha Street. We have the existing 20 -foot wide <br />easement, and then the proposed layout for the three lots. The existing dwelling would be <br />located on the first lot. <br />These are some site photos. This is at the end of Ho`ohoaloha Street looking towards Ainaola <br />Drive. You can see that it's fully paved with paved swales and shoulders. <br />This is looking towards the end of the cul-de-sac with access to the subject property on the right <br />side. <br />And then, this is the existing 20 -foot easement as well as access onto the subject property. The <br />single-family dwelling is located just behind the palm trees. The remainder of the lot is to the <br />right. <br />The Planning Director is recommending that the Planning Commission send a favorable <br />recommendation to the Hawaii County Council with the attached conditions.
