15 <br />Alternates to CL -14 <br />This CL should be considered only in the event that CL -14 proves unworkable. It requires the <br />purchase of Fern Acres lot TMK #1-1-038:066, assessed value of $20,000. Comps for this two <br />acre lot in the area run $22,000 - $35,000. <br />It will require an easement on the property lines of the Kopua 20 -acre parcels TMK 9 1-1- <br />100:044 and TMK 91-1-100:045. The cost of this proposal is unknown. <br />The cost of creating a road bed along the easement of the two Kopua properties and across the <br />Fern Acres lot is unknown. This connection to Pikake Street in Fern Acres would require an <br />MOU between Kopua Farm Lots Community Association and Fern Acres Community <br />Association.
