No. 743/Bill No. 158 <br /> PLACE: Council Chambers <br /> Kailua-Kona, Hawaii <br /> TIME: 2:00 p.m. <br /> Council Chair and Members <br /> Hawaii County Council <br /> Hilo, Hawaii 96720 <br /> Your Committee on Planning, to which was referred Bill No. 158, reports as follows: <br /> Bill No. 158, transmitted by Mayor Mitchell D. Roth, via Communication 743, dated April 1, <br /> 2022, amends Section 25-8-7 (North and South Kohala District Zone Map), Article 8, Chapter 25 <br /> (Zoning Code) of the Hawaii County Code 1983 (2016 Edition, as amended), by changing the <br /> district classification from Agricultural-1 acre (A-la)to Single-Family Residential-15,000 square <br /> feet(RS-15) at Waimea, South Kohala, Hawaii, covered by Tax Map Keys: 6-5-007:045-0001 <br /> and 0002. Introduced by Chair Ashley Kierkiewicz, by request. <br /> Planning Deputy Director Jeff Darrow was present via Zoom and explained that this is a <br /> housekeeping measure to allow the applicants to subdivide the lot for the current residents to <br /> obtain ownership of their respective parcels. He further explained that the project is already built <br /> and many standard Conditions are already met. <br /> John Pipan, Land Planning Hawaii LLC, was present in the Kona Chambers to represent the <br /> applicant. Mr. Pipan reiterated that there are currently two homes on the parcel, and this <br /> subdivision will allow the applicant and his neighbor to obtain legal ownership of the lots their <br /> respective homes are on. He added that this type of zoning is common in the surrounding area. <br /> Committee Member Tim Richards further emphasized that this project is for housekeeping, it <br /> makes sense and voiced his support for the project. <br /> The vote was then taken on the motion to move this measure to Council with a favorable <br /> recommendation and passed with six "ayes,"with Committee Chair Kierkiewicz, Committee <br /> Members Villegas and Kaneali`i-Kleinfelder absent. <br /> PC Report No.: 65 <br />
