Re: Hawaii Shama Japanese Imm(arant Museum
In response to questions about the Hawaii Shama Japanese Immigrant Museum
(ease, 1 have gathered the following information:
1. The museum area will be ADA compliant following renovations
made by the County.
2. HSJIM will provide liability insurance coverage.
3. HSJIM is currently paying for utilities and w111 continue to pay for
util$ie8.
Q. HSJIM is not paying rent at this time and can stay in its present
bcaUon until the County completes renovations.
5, Depending On funding and continued support. of the County
Council, the County will make improvements to the JC Penney
Building and Firestone Tire and Service Center.
6. HSJIM is a nonprofit organization and has tax exempt status under
Section 501 (a) of the IRC. Documents regarding thetax-exempt
status can be provided by attorney Roy Nakamoto and/or
accountant James Yoshiyama.

HSJIM Lease
7. We are seeking efive-year lease. We envision that One Pauahi
Street will be a temporary location for the museum.
Repairs to the roof of the JG Penney Building are proceeding and are expected
to be completed by the end of the 1999 calendar year.

At its meeting ofOctoher 2G, i999, the council raised these concerns which they wished
to have answered beforo tho full council meeting on November 17, 1999. These concerns aro:
1. Is the building ADA compliant or will the County have to make renovations prior to
occupancy by the museum?
2. Will there be liability insuranoC coverage'? 1l March 25, 1997 momo that 1 have from
Russets Kokuhu», indicates that 115)IM would provide coverage to the County as an additions]
insurod. We need to vtarify.
3. Who is paying for utilities?
4. What is tho time frame, both for when Mr. l7kuho wants io move and whin do we
anticipate having the apace ready for him'1 Is thcro al,y urgency?
5. Who is making the improvements and who is paying for thcm7
G. Is HSJIM a nonprofit organization? We do havo a copy of HSJ1M tax exempt status
under Bastion 501 (a) of the IRC, which is given to 501(c) organizations.
7. 7s a liccxlae better than a lease? We have anaworod that a liconse would be preferable
to a lease in this situation.
