The County intends to develop approximately 1,250 homes within these parcels including land set-aside for the future development and construction of a school and a public library. Enclosed is a resolution authorizing the Director of Finance to negotiate a lease for gratis TMK: (3) 6-8-041:020 for 65 years with the State of Hawaii for the development, construction, and operation of a State Public Library. REQUEST: I i 3 The Office of Housing and Community Development is requesting a resolution authorizing the Director of Finance to negotiate a sixty-five year lease with the State of Hawaii for the purpose of development, construction and operation of a State Public Library within the County of Hawaii, owned by the Kamakoa Nui subdivision project in Waikoloa and identified as TMK: (3)6-8-041: 020. i The lease to the State of Hawaii for the new public library will be a gratis for the entire term of the lease. i s B. BACKGROUND AND JUSTIFICATION (USE ADDITIONAL SHEETS AS NEEDED): The County of Hawaii owns approximately 235 acres of undeveloped property known as Kamakoa Nui within Waikoloa Village in Waikoloa, Hawaii. The Kamakoa Nui development is planned for approximately 1,250 future single family and multi-family homes. The recently revised master plan for the Kamakoa Nui development also includes an existing public park together with an allowance for a future elementary school as requested by the Department of Education and a 2.567 acre site for the proposed State Public Library.
