Re: Resolution for multi-year agreement
The Department of Environmental Management seeks to enter into a lease agreement for
a five-year term, with the option to renew the lease for two additional five-year terms to
enable Wastewater personnel to continue operations without interruption during the
rehabilitation/replacement of the Hilo Wastewater Treatment Plant, Phases I & II.
Enclosed is a resolution authorizing the County to enter into a five-year,multi-year lease
agreement with options with Giampaolo Boschetti and Donna-Jean Walden for
approximately 14,704 square feet of warehouse space and secured parking at an
estimated cost of$8,500 plus Common Area Maintenance (CAM) fees and GET per
month. The lease agreement is anticipated to commence on or before July 1, 2023, and
rent will assessed beginning September 1, 2023.

A. REQUEST:
Resolution authorizing the Mayor to enter into a multi-year lease agreement for a 5-year term of two units at
203 Kekuanaoa Street, Hilo, Hawai'i
B. BACKGROUND AND JUSTIFICATION (USE ADDITIONAL SHEETS AS NEEDED):
Work to rehabilitate/replace the Hilo Wastewater Treatment Plant, Phase I and Phase II, is anticipated to
displace operations crew and the line crew for the duration of construction. The lease of this property will
allow wastewater personnel to continue operations without interruption.
The Department of Environmental Management, Wastewater Division is proposing to enter into a 5 year
lease agreement for two units at 203 Kekuanaoa Street, Hilo, HI, 96720: 1) Unit 203A, consisting of
approximately 12,144 square feet of warehouse space, and 2) Unit 203B, consisting of 2,560 square feet of
secured parking. The lease shall be calculated as follows: $0.00 from July 1 through August 30, 2023;
$8,500.00 monthly from September 1, 2023, through June 30, 2024 plus Common Area Maintenance (CAM)
charge and GET, and for years 2 through 5, 3 percent annual increase plus the CAM charge and GET.
Option to extend p the lease for two additional five-year terms is available.
