Re: Resolution for multi-year agreement
The Office of Housing and Community Development wishes to lease real property identified as
Tak Map Key (TMK) (3) 6-8-042:022 in Waikoloa, Hawaii to Kamakoa Nui Limited
Partnership. The County of Hawaii intends to partner with Kamakoa Nui Limited Partnership to
develop a 140 -unit affordable workforce rental housing project.
Enclosed is a resolution authorizing the Director of Finance to negotiate a 68 -year lease for the
purpose of the development and construction of an affordable workforce rental housing project.

A. REQUEST:
The Office of Housing and Community Development (OHCD) is requesting a resolution authorizing the
Director of Finance to negotiate a sixty-eight year lease with the Kamakoa Nui Limited Partnership for the
purpose of the development and construction of an affordable workforce rental housing project situated at
Waikoloa, District of South Kohala, and identified as TMK (3) 6-8-042:022.
The OHCD respectfully requests that the above mentioned matter be placed on the Finance Committee
Agenda on October 17, 2023.
B. BACKGROUND AND JUSTIFICATION USE ADDITIONAL SHEETS AS NEEDED):
The County of Hawai'i owns approximately 235 acres of undeveloped property in Waikoloa Village for the
purpose of providing affordable housing and related purposes at the Kamakoa Nui Subdivision. The County
intends to partner with Kamakoa Nui Limited Partnership to develop a 140 -unit of affordable workforce rental
housing project.
OHCD would like this Resolution to be placed on the October 17, 2023 Committee meeting.
