Subject: My support for bill 104. Long term rental
I do support bill 104 for long term rental classification. Unfortunately it does not lowers the tax rate significantly to keep many
properties as long term rentals.
At the proposed new lower long term rate it will still be increasingly difficult to keep my property as a long term rental. There
is so much more money to be had in the short term market. Keeping a property as a long term rental seems to be a poor
financial decision especially with the increasing costs of upkeep. I'm fortunate that I do well enough that I can continue to do
the right thing and keep it at below market rates,so I look forward to a decrease in my tax bill when this bill is passed.
Eventually the upkeep and mortgage will outpace the income and I will move it to the short term market. If my property was
currently a short term rental the new rate would not be enough for me to switch it back to long term.
I personally feel short term rentals should not be allowed except in approved zones and districts. Too many properties are
taken away from our residents for the tourists,who should be staying in hotels. a C)

Overall I do support the bill and it's a step in the right direction but more still needs to be done .
