We would like to SUPPORT Bill 104, Draft 4 for the creation of a new property tax class for long-term rentals.
We own the house next to us here in Hilo as a long-term rental. After mortgage interest, property tax is by far
the largest expense we have for the property. Expenses get passed onto the tenants in the form of rent.
Property tax on our rental is almost 4 times what we pay for our personal residence. bur renters have been
with us for 4 years now. During that time property tax on the rental property has gone up by 20%. We have
been trying to avoid raising the rent because they are a local family with a young child.
Having a new lower property tax class for long term rentals will allow us to continue to keep the rent stable for
them in spite of the effect of inflation on all of our other rental expenses. Keeping rent affordable is very
important to all citizens of Hawaii.These renters participate in the community and schools it would be a
benefit to have them continue to live on Hawaii Island.
