This is poorly planned, managed and a ridiculous amount of time has already been extended- o th_+'ss
development group.We can't even imagine the nightmare if they were allowed to proceed just by this.
However here are some Additional reasons:
Kona's endangered archeological and cultural resources.They took months to reject, dismiss, and
ignore the unanimous recommendations of the Cultural Resources Commission and of others with
direct knowledge of this land.
• Increased traffic gridlock for police,fire and medical emergency vehicles.There are no plans or funding
to widen Kuakini Highway at this time.
• No area-wide consideration of other major developments that are already approved for over 750 multi-
family units in this immediate area. Much has changed in 40 years since the developer first got a permit.
• Development is in a flood plain.There will be unavoidable impacts of runoff to neighborhoods makai
due to building and permanent hardscape.
• 450 additional units'wastewater flowing into a system that is at capacity.
• Unsafe access through small neighborhood streets.
• Our schools cannot simply absorb the number of students who would occupy the development.
• Habitat destruction of endangered species, including Hawaiian hawks, owls, and bats.
•Applicant has a history of multiple attempts to evade actually building affordable housing.
• Applicant claims this is"missing middle," or"workforce" housing, but provides no mechanism
regarding pricing or who will be able to buy or rent.
• Short-term vacation rental units are included in this project, incentivizing for-profit rather than
residential ownership. STVRs don't belong in neighborhoods.
