Re: Bill 169 affecting Kona'Three, LLC
I am writing to express my strong support for the proposed Royal Vistas project,a 450-unit condominium
development by Kona Three, LLC.As a Vice President and Regional Manager at First Hawaiian Bank,I have had the
privilege of working closely with the principals on several successful subdivision projects,and I am confident in their
ability to deliver an outstanding development.
Project Overview:The Royal Vistas aims to address the growing demand for housing in our community.With its
thoughtfully designed units,green spaces,and amenities, it promises to enhance the quality of life for residents
while contributing positively to our local economy.
Developer's Qualifications: Principals, Robert Williams, Roland Higashi and Richard Wheelock bring a wealth of
experience to this project.Their track record includes many projects such as Waiakea Fairways,Lakeview Estates,
Waiakea Nani, Halai'0 Kalani and Malulani Gardens demonstrating their expertise in real estate development,
construction,and community engagement.
Community Benefits: Most Importantly is that the Royal Vistas will make housing more readily available at a price
point our Kamaaina can afford. Many local folks have found it hard to afford to make a go of it in Kona due to the
soaring cost of housing,so we are excited as we look forward to this project. Furthermore, Royal Vistas will create
jobs during construction and permanent employment opportunities once completed.Additionally,it will generate
tax revenue and over$4,000,000 in Impact Fees that can be reinvested in our schools, parks,and infrastructure.
Request for Support: I urge you to support the Royal Vistas by advocating for necessary approvals and funding.This
development aligns with our community's vision for sustainable growth and improved housing options.
