Subject: Objection to Bill 121 From Homeowner
Dear Honorable Council Members,
I am writing to express my serious concern regarding the proposed expiration of Nonconforming Use Certificates(NUCs)upon the
sale of property,as Outlined in Bill 121.This amendment poses a direct threat to the value of my property and undermines the
financial security I have diligently worked to establish.
When I made the decision to invest in my vacation rental, the NUC was a critical element in determining its value. It was not merely a
permit, but an essential component of my investment strategy and long-term retirement planning. The proposed change, which
could result in the loss of this value upon the sale of the property,is deeply troubling.
This amendment could force me to sell my property at a significant financial loss,or potentially hold onto it much longer than
anticipated, which would disrupt my financial stability and retirement objectives.Furthermore, the uncertainty this change
introduces could negatively impact prospective buyers, further diminishing the property's value.
I respectfully urge you to reconsider this provision.Allowing the transferability of NUCs upon sale is vital to preserving property
values and safeguarding the financial well-being of property owners like myself.
Sincerely,
Eric Lambe
