Dear Councilman Tyler:
SUBJECT: IIEIGIITS OF SPECIFIC STRUCTURES WITIIIN KAILUA VILLAGE
In response to your telephone request of August 13, 2001 regarding the heights of specific
structures within Kailua Village, the following list is provided based on Plan Approvals issued
by the Planning Department:
1. Office Complex currently under construction along north side of Henry Street and mauka
of Safeway (TMK: 7-5-04: 19) - 49 feet
2. Kona Alii Condominiums located on makai side of Kuakini Highway, south of Hualalai
Road (TMK: 7-5-08: 2) -Approved at 74 feet with a provision that structure does not
exceed a maximum height of 90 feet.
3. Kailua Village Condominiums located on makai side of Kuakini Highway, south of
Hualalai Road (TMK: 7-5-08: 16) -approved at 81 feet (7 stories)
4. Kona Islander Inn located on makai side of Kuakini Highway, south of Hualalai Road
(TMK: 7-5-08: 3) -approved at 41 feet (3 stories)
5. Kuakini Villas, a proposed 59 unit condominium complex located on mauka side of
Kuakini Highway at the intersection of Hualalai Road - 43 feet
6. Hualalai Regency, 129-unit assisted living facility located along the north side of
Hualalai Road (TMK: 7-5-10: 13 & 15) - 36 feet

7. King Kamehameha Hotel, located at Palani Road-Alii Drive TMK: (7-5-06: 20) -
approved at 64.5 feet (6 stories)
The maximum permitted height of a structure within Kailua Village may range from 35 feet to
100 feet, based on zoning designation. For example, structures on parcels in Kailua Village
zoned Single Family Residential (RS) or Multiple Family Residential (RM) may have a
maximum permitted height of 35 feet and 45 feet, respectively. Structures on parcels zoned
General Commercial (CG) may have a maximum permitted height of 90 feet, provided that these
parcels are situated within areas designated for High Density Urban uses by the General Plan.
Finally, structures on parcels zoned General Industrial (MG) maybe permitted to a maximum
height of 100 feet, provided that I find this height functionally necessary. We could find no
reference in the Zoning Code or other ordinances that define the maximum height of structures
within Kailua Village by stories.
