This application included TMK (3) 7-3-24:1 ~i 2 owned by Kam Center Specialty Corp and a portion of Lot 3A-1-A-2, Honolahau 1~, North Kona, TMK (3) 7-4m2Por 8 owned by the Greenwell family. The change - of zone was from A-20a to FA-3a. At the Planning Commission's hearing the Kaloko Community Association expressed several concerns regarding the application resulting in a recommendation by the Planning Commission that action on the application be deferred pending further discussions between the applicant and the Kaloko Community Association. Several meetings were held between the affected parties these past months in order to arrive at an acceptable plan. Most notably among the community's concerns was the proposed connection to the Greenwell parcel and the size of the intended lots. The following are the changes made to the original application which we are consistent with the community concerns: 1. The amended application will include only those lands (TMK 7-3-24:1 & 2) owned by Kam Center Specialty Corp. That portion of lands (TMK 7-4-2:Por 8) owned by the Greenwell family has been deleted from the application. 2. The amended reaoning request will be changed from A-20a to FA-3a to A-20a to FA-Sa 3. A 100-foot (instead of 60-foot) "forest reserve easement" for buffer purposes along Kaloko Drive. . 4. A 100-foot {instead of 60-foot) structural set back along Kaloko Drive and a 30-foot structural setback along internal lot boundaries.- S. At least 70% (Instead of 50%) of the lot area shall be retained in forest. ~'i4~ i~E3> ' ~ 6. No tree or shrub with trunk size over 6" in diameter on any lot shall be cut back, re~rzoved, or killed unless diseased or such cutting, removal or killing is necessary for the construction of any lawful structure or improvements to the lat. 7. Each lot will be restricted to one single-family dwelling. 8. The connecting roadway to the Greenwell parcel has been eliminated in favor of a cube-sac servicing the proposed lots. 9. The Plot Plan has been revised reflecting the new cul-de-sac and lot sizes of 5-acre minimum. Please find enclosed our Amended Application (20 copies) for your action.
