IJear Chaiz~nan 'and Members:
I would like to subnut this testimony in support of ~i11220. In reading the
sun~nary posted on your website and also in reviewing the bill itself, I
believe this to be a very fair solution to some of the unique situations we are
faced with t®d~y.
I have a client who just purchased a property that l~.y fall within the
parameters set forth by this ordinance. 'There arc five surrounding properties
which wen built at the same tigne, by the earns builder, have the same sire
lots {1,000+ sq. ft.) and have the exact same door plans. each building is a
duplex. Sometime in the past, four of these properties were allowed to be
split into two separate residences, which could be bought and sold
independently of each other. 1VIy client wishes to apply for a permit to
legally split his duplex, also. fihis bill would hopefully allow for such a
permit and we anxiously await the outcome of your decision.
With such a need for entry-level housing in Dona, these CPR's are greatly
needed. 'They offer a way for a faanily to enter the market and own their
borne without the expense of axlaintenance fees, which are required in
cored®zni~un projects. In dlis un~gUe sltuat~®n, density old additional
utilltle8 are n®t an 1s5u0. 'The right to buy and sell each unit as the owxiers
may wish is the issue.
