'This is in response to your letter dated November 26, 2001 requesting verification that
the structures. on flee above-mentioned property met all applicable code requiregents at ilea tiaras
of construction.
Investigation revealed that the one-story single-family detached dwielling with basement
and the one-story single-fafnily detached dwelling with six all-weather surface. off-street parking .
spaces met all applicable code requirements when they were constructed in 196 and 1963,
respectively, on this 19,350-square foot R-5 Residential District zoned lot.
No other variances of special permits were granted to allow deviations frown any
applicable codes.
For yotar information, the Department of Planning and Permitting cannot determine all
legal nonconforming uses or structures as a result of the adoption or amendanent of any
ordinances or codes.
Conversion to a condominiur~a property regime (CPR) is not recogeaized by the City and
County as an approved subdivision. CPR delineates ownership; it does not create a sap to
of record. ~ ~
