infrastructure requirements, besides adding
considerable cost to the project, result in less
"community feeling. "
In Keauhou, the Villas with minimum road
widths, continues to be one of the most
popular projects in Kona, and upscale
residential areas such as Sunset and Puuloa
have stronger "community feelings" than
projects built ,under current County Standards.

Pebble Beach
Pebble Beach is a Destination Resort-
Residential Community in California. It is
Similar to Keauhou, or other destination
Resort Communities in Hawaii, in that it has
Lodges, Golf, Tennis, Shopping and Dining.
Pebble Beach has 5,000 residents, 7 golf
courses and several Lodges with occupancies
running in the high 90s.
Pebble Beach is not asub-standard
community. What Pebble Beach does not
have is curbs, gutters and sidewalks or
oversized roads. The narrow roads that serve
the residential areas add to a feeling of
community. Pebble Beach does have
restrictive covenants covering home design
including exterior color. Trees cannot be cut
down without approval.. And you cannot shoot
the deer.
