Attached is Bill No. 93. Draft 2, which includes the following amendments as discussed at the
May 6.3003 Planning Committee meeting:
A. Condition G.
A flood study of the project site shall he prepared and submitted
for review and approval [o the Department of Public Works prior to submittal of
plans for Plan Approval review. If required by the Department of Public Works.
the applicant shall submit to the Federal 1?mergency Management Agency
(FEMA) a [ otter of Map Change prior to the issuance ofa Certificate of
Occupancy Ibr any portion of the proposed commercial development. ~ No new
improvements shall be constructed within the "n" or °A1~:' hood cone. except fbr
roads, landscaping, non-residential parking. and other similar non-structural

Condition I
Driveway connections from the project site to the Mamalahoa Highway
and Konawacna School Road shall meet with the approval of the Department of
Public Works. Access to or from the Mamalahoa Highway shall be limited to
right-turn movements onl}~ unless modified with the approval of the Department
of Public Vv orks. ~ A left turn lane shall be installed at the project site's access
driveway ou Konawacna School Road prior to the issuance of a Certificate of
Occupancy Ibr any commercial use on the project site. ("I~hc applicant shall also
provide an} traffic improvements that may be deemed necessary h}~ the
Department of Public Works after review of a revised lYaffic hnpact Analysis
Report CHAR)~,~ that is required under Condition E, prior to the issuance ofa
Certificate of Occupancy for any commercial use on the project site.
3. Condition J
The project sites ~~rontage with Mamalahoa 1 lighway and Konawacna
School Road shall be improved with pavement widening and transitions with
curb, gutter. sidewalk, drainage improvements and any relocation of utilities in a
manner meeting with the approval of the Department of Public Works. These
roadway improvements shall be completed [prior to the issuance of a Certificate
of Occupancy tier any portion of the proposed commercial use] ursuant to a
schedule mcetina with the ~roval of the Department of Public Works and the
Planning Department.
