I live in Kailua View Estates, beside the proposed development. The proposal should be denied for many reasons: 1. PLANNED DENSITY IS TOO HIGH -All existing properties in this area are RS-20, but this application is for RS-10. in the last two years, four other rezonig applications have been approved in this area; ALL FOR RS-20, not RS-10. 2. BUILDING HOUSES IN THE FLOOD PLAIN -The developer has manipulated the system to get a change in the flood zone. They plan to build houses is a flood area. 3. NEGATIVE TRAFFIC IMPACT -This new development will negatively impact traffc on Nani Kailua which is the ONLY access road for the entire Kailua View Estates area. It will also negatively impact traffic on Queen Kahumanu, the primary highway for all of Kona. The traffic mitigation proposed by the developer is worthless. 4. UNKNOWN ENVIRONMENTAL, WATER & SEWAGE IMPACT -The developer has avoided performing impact studies required of larger developments by submitting multiple small developments. This is the fifth development proposedlplan~sed between Queen Kahumanu and Heinaloli. No impact studies have been perfom~sed for any of these developments. We need your support to STOP this rezoning. Vote NO on Nani Kona Aina. Many, many South Kona, North Kona and Kohala residents are closely following this process. We will encourage a!I of our friends and neighbors to recognize your support in the upcoming elections. Thank You, Lawrence Goff Comrm. h{o. - Ref. To: Ref. Cote 5/17/04
