RESOLUTION NO.
RESOLUTION AUTHORIZING THE PAYMENT OF FUNDS OF A LATER FISCAL
YEAR AND MORE THAN ONE FISCAL YEAR FOR AMULTI-YEAR LEASE OF
REAL PROPERTY FOR THE DEPARTMENT OF RESEARCH AND
DEVELOPMENT'S KONA OFFICE
WHEREAS, Section 10-11 of the County Charter requires that any contract, lease, or other
obligation requiring payment of funds from the appropriations of a later fiscal year and more than one
fiscal year be approved by resolution; and
WHEREAS, the Department of Research and Development would like to lease 1,025 square
feet of office space in the Lanihau Professional Building, Room 2001 in Building LC, located at
75-5591 Palani Road, in Kona; and
WHEREAS, the proposed office will provide a centralized location for the department's Kona
staff as the Film Specialist and the Resource Center Specialist are currently occupying space in the
Mayor's Kona office and the Prosecutor's Kealakekua office, respectively; and
WHEREAS, the new office will provide space for a Resource Center to serve the west side of
the island, as well as an office for the Mass Transit Agency to serve North and South Kona; and
WHEREAS, the County wishes to enter into amulti-year lease with Frame 10, a Limited
Partnership, for five (5) years starting June 1, 2005, with the option to extend for 3 additional years;
at a rental rate of $1.50 per square foot for the first year, with subsequent annual increases thereafter
to $1.57, $1.65, $1.73, and $1.82; plus an estimated $.72 per square foot estimated shared
expenses.
N010V, THEREFORE, BE IT 9~ESOLVED BY THE COUNCIL OF THE COUNTY OF HAVNA~I`I:
1. That the Mayor is hereby authorized to enter into amulti-year lease agreement for office
space for the Department of Research and Development.
2. That sufficient funds be budgeted in future fiscal years to cover the anticipated obligations
of the County under the lease agreement.
EE IT EURTHEI~ RESOLVED that a copy of this resolution be transmitted to the Departments
of Finance and Research and Development.
