The lease terms according to a Letter of Intent dated April 7, 2005 are as follows: Lessor: Frame 10, a Limited Partnership Location: Lanihau Professional Building at the Frame 10 Center located on 75-5591 Palani Road, Room 2001, Building LC, Kailua-Kona, HI 96740 Term: 5 years, commencing June 1, 2005; with the option to extend for 3 additional years.
