This ameiadinent provides tiiaae extensians to Conditi®n ~ [submission of ~'~'ater cominitsaaei~t payaent], Caaadition C [submission of subdivision plans] and Conditions O [subi~aission of aniaual reports]. Fuluwai, LLC has made ~ offer to purchase this property from Kawailani Estates, LLG ct~ratir~g~;rit upon receiving favorable consideration of this time eaxteasion amendment. K.awailani 1?5tat~;~, LLC ori;ginall~~ received a change of gone on this: property via Ordinance 92-7 in 1992. 1-lowevcr, becaa~se the Ha.~vaii economy took a dowry tuna at that time, they were uble to develaap the prcirty as planned. Puluwai, LLC has the rraeans to develop dais property into much needed Mouse lots. VVe humbly ask for your favorable consideration of this amendment and ask that you father amend Bill 92 by eliminating Condition K [fair share contrihution]. V61e ask foi- the elirtaination of Condition 1~ for the following reasons: • The original ordinance 92-7 did not include t11is condition. ~41e feel that siaace we are simply asking for extciasions to the time conditions, the nest of the 131.11 should lie passed as originally approved. Ref. Try; Q~~ , Hawaii Coaxnty Coaancil Contxnittec on Planning Page 2 of 2 • Including Condition K to this ordinance will add in excess of $200,000 to this project. ~?Ve beiieve that this additional cost will be a detriment to our ability to develop this property and provide: much needed affordable house lots for the residents of l-tiio. We see these lots as providing local families the opportunity to move out of rental and aordabld housing amits anal move up to house and lot ownership. Thus. opening up space at the former level for families just starting out. • The Waiakea area is almost completely built out. These 21 lots will have a minimal impact on this area that contains thousands of existing, homes. We do not see 21 new families moving to the area. We beiieve that the buyers for these lots are already living in the V67aiea area. In addition to thaw mentioned earlier, families that are currentl~e living t~~vo to three generations deep in one house, will have the opportunity to :€~zove out on their own, yet still be close to their family and roots.
