Dear Gary,
,I The idea of buying r7>ooo s.f. of second floor wood framed office space
for $294.00 per s.f. is a bad idea. The upper end for new construction of
a concrete and steel office buildirg in Hilo is ~200.0o per s.f., complete and
ready to occupy. This cost includes design and parking.
The DJSM building on Kilauea Avenue near Lanikaula Street has a cost of
$uo.oo per s.f. ready for tenant work. The tenant spaces are costing g7o.oo to
$80.00 per s.f. to build-out and are ready to occupy. The Ben Franklin
building was a quick "in-house" modification. The stra pink and connectors
are plywood instead of metal, the horizontal shear" resrstance to ea'"`tr

is questionable at best. Neil C. Erickson, AIA was the Penncro Call Center
Architect and is very negative of the structure.
