RESOLUTION NO. 364 06
RESOLUTION AUTHORIZING THE PAYMENT OF FUNDS OF A LATER FISCAL
YEAR AND MORE THAN ONE FISCAL YEAR FOR AMULTI-YEAR LEASE OF
REAL PROPERTY AT 891 ULULANI STREET TO ACCOMMODATE THE
RELOCATION OF SOME OF THE OFFICES PRESENTLY IN THE COUNTY
BUILDING AT 25 AUPUNI STREET
WHEREAS, to complete the repairs and renovations to the County Building in the most
expeditious way possible, the administration has decided to vacate the building while the work on the
building takes place; and
WHEREAS, it is estimated that a total of between 17,000 to 20,000 square feet of office space
and another 6,000 to 7,500 square feet of storage space is needed to accommodate the departments
presently in the County Building; and
WHEREAS, one facility that is available and suitable for part of the office space requirements
is located at 891 Ululani Street in Hilo and the former site of the VA Hilo Medical Office Building; and
WHEREAS, this property is located across from the Hawaii County Police Department and
contains atwo-story building with approximately 11,996 square feet of office space and 28 parking
stalls that can be reconfigured to include a few more; and
WHEREAS, the owner of the building, Harvey S. Tajiri and Helene H. Tajiri, as a condition of
this lease, shall secure an adjacent property, providing parking for about forty (40) additional
automobiles and provided at no cost to the County; and
WHEREAS, Section 10-11 of the County Charter requires that any contract, lease, or other
obligation requiring payment of funds from the appropriations of a later fiscal year and more than one
fiscal year be approved by resolution; and
WHEREAS, the County wishes to enter into amulti-year lease with Harvey S. Tajiri and
Helene H. Tajiri, through Ala Kai Realty, Inc., for five (5) years beginning on July 1, 2006 and will
have an unconditional right to terminate, effective after three (3) years with one hundred eighty (180)
days prior written notice to the landlord.
NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE COUNTY OF HAWAII:
1. That the Mayor is hereby authorized to enter into amulti-year lease agreement for office
space located at 891 Ululani Street.
2. That sufficient funds be budgeted in future fiscal years to cover the anticipated obligations
of the County under the lease agreement.
BE IT FURTHER RESOLVED that a copy of this resolution be transmitted to the Department
of Finance.
