WAIKOLOA BEACH RESORT
Dear Ms. Goldstein:
Please let this letter serve as the combined Annual Report required by Condition K of Zoning
Ordinance 85-75 azid Condition M of Zoning Ordinance 91-112 for the Waikoloa Beach
Resort.
Work Completed includes:
Tenant improvement work completed at the Kings' Shops (TMK: 6-9-08:5) in the past
year includes Swiglass Hut, Paradise Walling Co., and expansion of Roy's Waikoloa Bar &
Grill. Approximately 98% of available space within the shopping center is leased out of as of
this date.
Work in Pro;.ness includes:
Completion of conshuction on Waikoloa Homesites Venture's golf course (TMK: 6-9-
08:por. 2), which commenced on January 26, 1995, remains deferred pending a change in
market conditions, which will not support a project of this nature at this time. Likewise, the
Kings' Estates (6-9-08:por. 12) single family residential subdivision has also been placed on
hold. P.ecent inquiries point to the possibility of increased interest in projects of this nahtre
azid we are looking forward to the time when their development becomes economically
feasible.

Compliance with Conditions:
Conditions of approval of Ordinance 85-75 related to project incrementation (B),
resubdivision (C), affordable housing (H), and a site for a school (.T) have all been met, as
have Conditions of Ordinance No. 91-112 related to plan approval for a portion of the
planned residential development (B) and compliance with Department of Education require-
ments (I). Compliance with all other conditions of approval is being pursued and/or the
conditions are ongoing and will continue to be complied with as applicable.
We a~~e encouraged by signs of improvement in the Big Island economy. The direct flights
from .japan are having a very positive impact anfi we appreciate the efforts by the County
government to continue to improve on westbound visitor amvals and in working towards •
making the Big Island a favored destination for both mainland and foreign visitors.
