1. Amend Condition E:
As represented by the applicant the maximum number of residential units
on the subject site shall not exceed twenty-four (24). Off-street parking
shall be provided, calculated at two (2) parking spaces per unit.
Furthermore there shall be a minimum of eight (8) off-street quest stalls.
These stalls such as tandem. need not fully conform to the parking
standards of the zoning code.
2. Add New Condition J:
As represented by the applicant the applicant shall provide roadway and
related improvements along the Laukapu Street frontages of properties
identified by TMK: 2-2-36: 105. 101, and 100, subiect to the respective
property owners' consent and agreement to relinquish and dedicate a five-
foot strip of its property along Laukapu Street. These improvements shall
consist of pavement widening with concrete curb gutter and sidewalk and
drainage improvements, meeting with the approval of the Department of
Public Works. These improvements and five-foot road widening strip shall
be dedicated to the County of Hawaii prior to issuance of a Certificate of
Occupancy. In the event a property owner elects not to relinquish the five-
foot strip modified improvements shall be made within the existing right-
of-way, meeting with the approval of the Department of Public Works.

4. Amend the last paragraph of Condition S (formerly R):
In lieu of paying the fair share contribution, the applicant may contribute
land and/or construct improvementstfacilities related to parks and
recreation, fire, police, solid waste disposal facilities and roads within the
region impacted by the proposed development, subject to the review and
recommendation of the Planning Director, upon consultation with the
appropriate agencies and approval of the County Council. In either case,
the cost of improvements outlined in Condition J shall be credited against
all of the applicant's fair share contributions. Any and all balance shall be
paid to the County of Hawaii and be divided appropriately between the
police, fire, solid waste, and park and recreational categories.
