Dear Chairman Hoffman:
Thank you for taking the time to meet with us about the above referenced project.
As we discussed, the County Council has a genuine interest in promoting energy
efficiency in the growth of the County. As a development company, we recognize the
importance of preserving Hawaii's natural resources. We are committed to maximizing
energy efficient and green building practices in the Lokahi Ka'u apartment project in the
following ways:
• Solar Water Heating
• Energy Star certified appliances in each unit
• Low flow plumbing fixtures throughout the project
• Energy Efficient light fixtures in both the units and common areas
• Ceiling fans in each unit
• Drought tolerant landscaping with an efficient watering system
• Compact Fluorescent Light bulbs in each unit and common areas
• Alight colored roof to reflect light and reduce heat absorption
• Paint rated low or no Volatile Organic Compounds (VOC) on both the
interior and exterior surfaces
• Photovoltaic Solar Panels to reduce/eliminate common area electricity
costs. We will also investigate the financial feasibility of other solar
energy systems that may reduce tenants' electricity usage. Comm. No.

• These energy efficient measures were described in our application to the
Hawaii Housing Finance and Development Corporation for Tax-Exempt
Bonds and Low Income Housing Tax Credits and will be included in the
Regulatory Agreement recorded against the property.
