Yamashiro per Communication No. 936, dated July 29, 1998, regarding the change of zone <br /> request by Seawind Holding, Inc., at Waiakea, South Hilo, Hawaii, TMK: 2-2-37:29, reports as <br /> follows: <br /> Bill No. 277 amends Section 25-8-33 (City of Hilo Zone Map), Article 8, Chapter 25 (Zoning <br /> Code) of the Hawaii County Code, by changing the district classification of approximately <br /> 21,050 square feet of land from a Single Family Residential (RS-10) to an Industrial-Commercial <br /> Mixed (MCX-20) zoned district to allow the requested commercial use similar to other <br /> commercial businesses in the near vicinity. <br /> <br /> The subject parcel is located along the west side of Kanoelehua Avenue, approximately two <br /> hundred feet south of the intersection of Leilani Street and Kanoelehua Avenue. The existing <br /> structures on the subject parcel will be removed, and a 7,968 square foot building with 20 paved <br /> parking stalls will be constructed. Anticipated tenants for the structure are a convenience store, <br /> restaurant and/or retail outlets. The projected completion time for the project is two and one halt <br /> <br /> years, which includes the estimated permit processing time, demolition and construction time. <br /> <br /> The estimated cost of the building is approximately $200,000.00, inclusive of the parking <br /> improvements. <br /> <br /> The requested zoning change would he consistent with the County General Plan Land Use <br /> Pattern Allocation Guide (LUPAG) map which designates the site as "Industrial." Recently, <br /> another Hilo site was zoned into the MCX-20 district. <br /> <br /> To the rear of the subject area are single-family residences, and to the south, north and east side <br /> <br /> of the subject area are commercial sites, which are consistent with the present zoning. <br /> <br /> The subject site fronts Kanoelehua Avenue, a State highway. All utilities are available to the <br /> subject site; however no sewerline fronts the subject site, and solid waste will be removed <br /> <br /> through a commercial hauler. <br /> <br /> The subject site has been used as a residence for over forty years, so the only vegetation on the <br /> site are introduced landscaped plants. <br /> PC-139 <br /> <br />
