Yamashiro per Communication No. 831, dated Apri124, 1998, <br /> regazding a State Land Use Boundary Amendment request by Dr. William and Patricia Bergin <br /> at Ouli, South Kohala, Hawaii, TMK: 6-2-9:25, reports as follows: <br /> Bill No. 24l amends the State Land Use Boundaries Map, H-25 for the County of Hawaii, by <br /> changing the district classification for approximately 5.0 acres of land from an Agricultural to a <br /> Rural zoned district. <br /> The subject property is located in the Kanehoa Subdivision approximately 750 feet south of the <br /> entrance road from Kawaihae Road. The applicants aze proposing to create atwo-lot subdivision <br /> using a 2.98 acre portion of the existing lot for their residential/agricultural purposes, and an <br /> additional lot of 2.02 acres for use by a family member or possibly to market. <br /> The rectangulaz shaped lot presently has two access points off of Kanehoa Drive that will <br /> accommodate the two proposed lots. One of the two proposed lots is fully improved with a <br /> vaziety of structures that accommodate the Bergin's use of their property. The other proposed lot <br /> is vacant but graded and fenced. <br /> Surrounding lands to the Kanehoa Subdivision include the vacant State-owned lands to the south <br /> which aze zoned A-Sa; Kamuela Plantations, a 10-lot subdivision, located immediately to the east <br /> which are zoned A-Sa; Anekona Estates Subdivision, a 36-lot subdivision, located to the west <br /> which aze zoned A-Sa; and Waimea Landmazk Estates, a 26-lot subdivision, located across the <br /> Kawaihae Road to the north which aze zoned A-3a. These subdivisions include single-family <br /> residential, agricultural and vacant lands. In October 1996, the County Council approved State <br /> Land Use Boundary Amendments from an Agricultural to Rural District for two 5-acre pazcels <br /> within the adjacent Kamuela Plantations Subdivision. <br /> The proposed Rural boundary amendment would be consistent with the Land Use Element of the <br /> General Plan, and would also complement the Housing and Single Family Residential Elements <br /> of the General Plan. The amendment also complements the State Land Use District Regulations <br /> and is supportive of the State of Hawaii Plan. <br /> PC Report 118 <br /> <br />
