BE IT ORDAINED BY THE BOARD OF SUF''"rJRUI:i0R5 IN AND FOR THE COUNTY OF HAlNAI I SECTION 1. Ordinance No. 45 of the Revised Ordinances of the County of Hawaii 1947, as amended, is hereby amended by adding a new section designated as Section 11-A, after Section 11, to read as Follows: "Section 11-A. IJeighborhood Shopping Districts: A. fleighborhood shopping district uses shall include service trades and shops of a definitely retail character such as: 1. Athletic goods. 2. Baby and toy shop, 3. Hakery employing not core than 5 persons. 4. Barber shop. 5. Beauty shop 6, Book and stationery shop. 7. Butcher shop. 8. Candy and nut shop. 9. Dress shop. 10, Drug store. 11. Dry cleaning shop employing not more than 5 persons, 12. Fix-it shop. 13. Florist. 14. Orden equipment repair shop employing not more than 3 persons. 15. Cift shop. 16. Haberdashery. 17. Hardware shop. 18. Laundry employing not more than 5 persons. 19. Lingerie and hosiery shop. 20. Liquor store. 21. Milliner. 22. i'rofessional office. 23. Radio and electrical shop. 21+. Restaurant. 25. Service station (no heavy work such as body and fender work, general overhauling of motors and chassis, and painting). 26. Shoe repair shop employing not more than 2 persons. 27. APB ~ ~9~ The neighborhood shopping district uses shall not be construed to be restricted to the above list. D. 'yJithin aqy neighborhood shopping district, no build- ing or premises shall be used and no building shall hereafter be erected, structurally altered, or en- larged except for the uses provided for in this sec- tion. C, The foregoing requirements shall not apply to a resi- dential structure existing on the premises prior to the enactment of this ordinance, nor to the construc- tion of a residential building provided it is in conformity with the use and area requirements of the abutting residential district, presidential and business use shall not be permitted together in the same structure except for uses already existing at the time of the passage of this ordinance. D. Sixty (60) per cent of the area used for a neighbor- hood shopping district may be used for buildings, and at least forty (40) per cent of the neighbor- hood shopping district shall be retained for off- street parking. The off-street parking area shall be designed to provide for the following: Parking space for patrons, Space for the loading and unloading of mer- chandise and goods, The safe movement of traffic within the park- ing area, and The ingress and egress of traffic so as not to obstruct the freedom of traffic movement upon the public street. E. No building or buildings constructed for purposes designated in paragraph p shall be occupied, used, utilized, rented or leased by ar~pone until an off- street parking space shall have been built. The off-street parking space area as compared to the area utilized by the buildings shall be in the ra- tio of 40 to 60 as provided in paragraph D." SECTION 2.
