AN ORDINANCI~ AMENDING SECTION 7.16 (THE OOKALA ZONE MAP),
ARTICLJ~ 2, CHARTER 8( ZONING CODE) OF THE HAWAII COUNTY CODE,
AS AMl~NDED, BY CHANGING THE DISTRICT CLASSIFICATION FROM SINGLE
FAMILY RESIDENTIAL (RS-i0) TO GENERAL INDUSTRIAL (MG-la) AT
OOKALA, NORTH HILO, HAWAII, COVERED BY TAX ~~AP KEY 3-9-01:6
(PORTION) AND 26.
BE IT ORDAINED BY THE COUNCIL, OF THE COUNTY OF HAWAII:
SECTION 1. Section 7.16, Article 2, Chapter 8 (Zoning
Code) of the Hawaii County Code, as amended, is further amended
to add a new subsection, to read as follows:
"7.16(b). The district classification of the
following area situated at Ookala, North Hilo, Hawaii,
shall be General Industrial (MG-la):
Beginning at the southwest corner of this parcel of land
and on the northeast side of Government Road, the
coordinates of said paint of beginning referred. to
Government Survey Triangulation Station "HUMUULA" being
5,851.00 feet North and 2,449.50 feet West and running by
azimuths measured clockwise from True South:
1. 207° 35'
2. 297° 35'
3. 27° 35'
4. 284° 12'
5. 12° 26'
6. 97° 50'
347.39 feet along the remainder of
Grant 2467 to Hanehane and
Kaawapuupuuole;
165.47 feet along the remainder of
Grant 2467 to Hanehane and
Kaawapuupuuole;
22.93 feet along the remainder of
Grant 2467 to Hanehane a.nd
Kaawapuupuuole;
72.20 feet along the remainder of
Grant 2467 to Hanehane and
Kaawapuupuuole;
169.20 feet along the remainder of
Grant 2467 to Hanehane and
Kaawapuupuuole;
14.40 feet along the remainder of
Grant 2467 to Hanehane and
Kaawapuupuuole;
7. 6° 25' 73.18 feet along the remainder of
Grant 2467 to Hanehane and

8. 103° 31' 171.80 feet along the northeast
side of Government Road;
9. 91° 03' 141.00 feet along the northeast
side of Government Road to
the point of beginning and
containing an area of
75,678 Square Feet or
1.737 Acres.
All as outlined in red on the map attached hereto,
marked. Exhibit "A" and by reference made a part of hereof.
This subsection is conditioned upon the following:
(A) that the petitioner shall be responsible for complying
with the stated conditions of approval; {B) that the
petitioner shall submit plans for plan approval in
accordance with Chapter 8 (Zoning Code), Hawaii County
Code, including any change of occupancy for the existing
structures, within one (1) year from the effective date of
the change of zone; (C) that a drainage system in
accordance with the standards of the Department of Public
Works shall be installed; and (D) that the petitioner
shall comply with all applicable rules, regulations and
requirements. Should any of the foregoing conditions not
be met, the Planning Director may initiate rezoning of the
property to its original or more appropriate zoning
designation."
SECTION 2. In the event that any portion of this
ordinance is declared invalid, such. invalidity shall not affect
the other parts of this ordinance.

SECTION 3. This ordinance shall take effect upon its
approval.
