Proposed. amendment to Ordinance No. 06-105
Amends condition CC
CC. University of Hawaii Condition. Applicant shalt provide the following to relocate the
University of Hawaii operations:
The initial classroom/administrative building, associated parking,, utilities and access roads will
be, built by the applicant at applicant's expense in accordance with the following conditions:
1. The building. location and design will be constructed in accordance -with the University of
Hawaii Board of Regents' approved Master and Long Range Plan and architectural
building plans for the new West Hawaii College Campus.
2. The building shall be constructed on the adjacent State land designated for University use.
3. 'When the University has acquired all necessary consents and approvals, the University
will give the applicant approved architectural plans for the building and parking area.
Within 30 days after receipt of the approved plans, the applicant will produce- a' detailed
construction plan and associated cost worksheets and submit these documents to the
University for review and approval.
4. The applicant is required to expense up to $5,000,000 for the design and construction of
the initial building and associated parking area. If the building and parking area costs
exceed the $5,000,000 the applicant must submit a document to the university that
identifies what portions of the building and parking area that will not be finished and the
additional cost to finish the building and parking area. The University must review and
approve this document in order for the applicant to proceed with the project.
5. The applicant shall submit the application for building permit(s) within 30 days after the
University has approved the applicant's construction plan and associated costs.
6. Construction to be started upon Hawaii County approval of the building permit(s).
7. Connectivity with the University of Hawaii 500-acre site. Applicant shall allow the
University of Hawaii to connect with its wastewater, water supply systems, electrical and
telecommunication systems to facilities installed within the project. These connectivity
sites shall be to the University's satisfaction and located along its northern boundary on
University Drive (2).

University of Hawaii building and design the wastewater treatment system to
accommodate future expansion for wastewater from future expansion of the University of
Hawaii operations.
9. The availability and connection to applicants working waste water treatment facility to be
available within two years- after the start of construction.; .
10. The availability and connection to applicants working water system facility to be available
within two. years after-the start of construction.
11. The availability and connection to underground conduits that support electricity; cable TV .
coax, fiber optic,internet cable and telephone wires to be available: within two years after
the start of construction.
12. The construction of Road 3A; Kamanu Street on state land to be completed within two
years after the start of construction.
13. The construction of Road 2, University Drive from and including the intersection with
Queen Ka'ahumanu to. and including. the intersection of Road: 3A; Kamanu Street to be
completed within.two years after the start of construction..
