Here are the most pertinent: I think the developer's answer to flood abatement is totally inadequate and evasive. I think 100 units on 5 acres is excessively dangerous -- not because this amount of 4 -story condos can't be built, but because of the density, the increase in traffic is a school and residential area, and the obvious noise factor. University students are rarely, if ever, capable of signing long -term leases. if the builder is counting on default payments or rapid turnover through subleasing (where there is no control of the tenant), he is not meeting the qualifications he set and, possibly, taking advantage of the university population for his own gain. The lackadaisical answer about affordable housing is as offensive as the inattentiveness to flood zones. I agree that the builder is, in his own words, acting in haste -- to the detriment of the surrounding community and, most likely, to his potential clientele. Has anyone factored in the overall effect of this 100 -unit project with the nearly adjacent 47 -unit project? The aggregate might produce a 2 -, 3- or more -fold effect. What is the architectural earthquake value? Has an independent structural engineer verified this? Rachel Fordyce Hilo Resident 1/19/2010 Contact. Mx S S Ref. TorfJS &c Ref. Dote JAN 2 2 2010
