GS 2. ii t MO FWR 13 ?VI 2 50 COOL COUNT' Page 1 of 2 PI GoUNCCL One more time, I do not understand why the County Council is even seriously considering rezoning this property since the neighborhood does not want these four story condos that are completely out of character to the area. The current zoning is correct. The County Council should not be fooled by the fantasy proposal you have been shown printed in vivid color. I predict that this owner will never build this development as shown and it certainly will not be occupied by kupuna. How could a Senior get in and out of one of the buildings when the one elevator per building breaks down? The new zoning will make this flood prone area finally valuable and the property will be sold for a handsome profit; a gift from the County Council. If the rezoning is going to be approved over the objection of the people who live here then the following restrictions need to be added: • construction must be limited to two story buildings via a height restriction of 25 feet. • Parking spaces must be provided at 3 per unit which would includes guest parking o these units are bound to be rented out to college kids like many of the multi -unit buildings in the area. o College kids have lots of cars and lots of friends over to visit. • Funds must be specifically designated for acquisition of the right of way and the installation of sidewalks at least on one side of Kukuau all the way up to Kumukoa St. • If the property is not developed in 5 years or if it is sold it then the property zoning must revert back to the original zoning. What should be done with this problem property( that has been on the market for years) is to have it gifted to the county as a tax write off. The County should turn this land into a park for the many residents around it. Failing that it should be developed as single family or at most two story units in character with the area. The last thing our neighborhood needs is more cars and more kids walking on the dangerous non- existent "sidewalks" of Kukuau Street. 1 want to thank the Council again for having the neighborhood meeting and the site visit.
