Opposition to Bill 184

Good Morning Council,
We are very very lucky to have a people on the Council that are willing to have special a
neighborhood hearing and even go walk the proposed development site in the rain.

I regret that attendance at the hearing was light, but it is very hard for working people or
people with kids to come testify at 5PM on a school night.
Turnout was also low at the site visit, I think due to the persistent rain, we all got pretty wet.
Did you happen to notice the very small rezoning notice was hidden in the weeds far back
from the road where it was impossible to see?
I walked the entire neighborhood all the way up to where I live of Kumukoa and I could not
find anyone in favor of the rezoning, not even the more limited approach David Panoff has
proposed.
Nor is the modification Councilman Ikeda has proposed acceptable to the community that
lives there. Though it is a good start.
The people of the neighborhood see no reason to rezone the property at all.
Here are the concerns that I heard on my walk around the neighborhood:
• Another large parcel nearby is about to be rezoned for more multi -unit buildings!!! How much more
traffic congestion do we need?
• As everyone who lives here knows, that area across from the Police Station is prone to flooding,
where will that much water go, into my yard, across the street, where?
• 4 story buildings or higher in our low rise area will completely change the neighborhood look anfd
feel
• up to 145+ units are possible with that zoning . @ 3 people per unit greatly increases population
in our quiet neighborhood
• nowhere near enough parking available for 300- 400 cars when these units are rented out to
college kids since it is near the university. Cars will be parked everywhere. Lots of the recent
construction in that area is occupied by college kids already.
• Added cars will dump onto Kukuau causing a backup at peak times at the Kapiolani intersection
• Lots more traffic with no legal safe sidewalks on Kukuau St. where lots of school kids already
overflow onto the street when walking to/from school.
• This flood prone property has been for sale for years; paving over it will make if more flood prone.
• Developer is not from here (San Francisco). Once re -zoned he can make millions reselling the
property but we have to live here with the congestion and the mess. Comm. No. , 2., 1, 7 e
