I own two vacation rentals in your district, a condo at Colony One at Punalu'u and a house at Kealakekua Bay
next door to my mother. If the tax rate increases to $9.85 per $1,000 for my Punalu'u condo assessed at
$188,500 my taxes would increase from $1326 for 2010 -2011 to $1857, a $531 increase which equals a 40% tax
increase!! Since a condo has a relatively low land to building value the increase is especially painful. NOTE: I
have aggressively marketed that rental property, employ a rental agent and yet YTD income is $1833 total,
including GET and TAT. Monthly condo fees are $504.
My house at Napoopoo has a net taxable value of $621,800 and the increase to $9.10 per thousand would
represent an increase from current taxes of $4811 to $5658, a $848 increase or 17.6 %.
I fear that these increases would create another burden on vacation homeowners, forcing sales of real estate,
loss of related jobs, lowered property values, etc.
