Your Committee on Planning, to which was referred Comm. No. 768/Bill No. 275, reports as
follows:
Bill No. 275, transmitted by Mayor William P. Kenoi, via Communication No. 768, dated
June 20, 2012, is an ordinance amending Section 25-8-33 (City of Hilo Zone Map), Article 8,
Chapter 25 (Zoning Code) of the Hawai`i County Code 1983 (2005 Edition), by changing the
District Classification from Single-Family Residential— 10,000 square feet(RS-10) to General
Commercial—20,000 square feet (CG-20) at Waiakea, South Hilo, Hawai`i, covered by Tax
Map Key: 2-2-024:005. Also enclosed was a favorable recommendation from the Windward
Planning Commission Chair Zendo Kern.
Land Use Planner Jeffery Melrose and the President of the Hawai`i Island Board of Realtors,
Mealoha Kraus, were present in Hilo to represent the applicant, Hawai`i Island Board of
Realtors.
Committee Member Onishi verified the location of the property and asked if there was sufficient
parking being planned. Ms. Kraus replied that the number of parking stalls required by the
County Code have already been plotted and additional parking in a gravel area at the back of the
property was also being planned.
Committee Member Onishi stated he supported this application and asked for the Committee's
support.

Your Committee on Planning is in accord with the purpose and intent of Bill 275, and
recommends its passage on first reading.
