Annual Status Report
SMA Permit No. 374 and Use Permit No. 154
TMK: 7-5-18: 61 and 7-5-19: 5, 38 & 40
This is to provide you with the annual status report of Towne Development of Kona, Inc.'s
activities in compliance with the various conditions of SMA Permit No. 374 and Use Permit
No. 154. As you aze awaze, these permits were issued on Mazch 20, 1997 to Heritage
Development Group to allow the development of a retirement residential community, including
a 100-unit assisted living facility. These application were submitted with the concurrence of
Towne-Kona Limited Partnership, which is the owner of the land.
On March 22, 1998, Heritage Development Group informed the Planning Department that it
was terminating plans to proceed with the residential retirement community. On Mazch 27,
1998, Towne-Kona Limited Partnership, through its managing partner, Towne Development of
Kona, Inc., (Towne) informed the Planning Department that it intended to pursue the
development of the subject property in accordance with the requirements of the above cited
permits.
In this regazd, Towne has been working with the John B. Goodman Limited Partnership
(Goodman) to update and revise the development plan for the proposed retirement residential
community. The Sage Company, which is the managing partner of the Goodman Limited
Partnership manages 10 senior living residences and assisted living facilities, 3 home health
Gaze agencies, 11 health Gaze centers, 34 residential communities and various commercial,
industrial facilities and service businesses.
Based on input from Goodman, on August 14, 1998, Towne requested an amendment to Use
Permit No. 154 to allow the development of an approximately 180-unit assisted living facility

and an approximately 120-unit skilled nursing facility and related improvements in lieu of the
presently approved 100-unit assisted living facility. Towne also request an amendment to
Condition No. 4 of Use Permit No. 154 related to commencement of construction and
landscaping requirements. This amendment request is presently being reviewed by the
Planning Department.
The following is a summary of the conditions of SMA Permit No. 374 and Use Permit No.
154 and a description of Towne's actions or understanding of them.
