Re: Resolution to Negotiate Sale of Real Property
The County of Hawaii owns real property in the Kamakoa Nui Workforce Housing Community designated by
Tax Map Keys(3) 6-8-030:206, (3) 6-8-030:213, (3) 6-8-030:215, (3)6-8-030:216, (3) 6-8-030:222, and(3)6-
8-030:223. Kamakoa Nui at Waikoloa is a Workforce Housing Community developed by the County of Hawaii
and overseen by the Office of Housing and Community Development(OHCD).
Habitat for Humanity West Hawaii, a nonprofit organization which has successfully completed the construction
of 19 new homes, 18 critical home repairs and other projects in West Hawai`i,has agreed to construct the exact
home as determined by the Kamakoa Nui community development plans and specifications. They have obtained
appraisals and have the funding to purchase the aforementioned parcels at the appraised fair market value.
Enclosed is a resolution authorizing the Director of Finance to negotiate the sale of this real property to Habitat
For Humanity West Hawai`i.

A. REQUEST:
Resolution for the sale of fee simple land to Habitat for Humanity West Hawai'i, a non profit organization that
will develop affordable housing on the land.
B. BACKGROUND AND JUSTIFICATION (USE ADDITIONAL SHEETS AS NEEDED):
WHEREAS, Section 2-120 (a) provides that the Council of the County of Hawaii may, by resolution
approved by a majority of its members, direct the finance director to negotiate the disposition of real property
by: (1) Selling it in fee simple at such price and on such terms and conditions deemed proper to
governments and governmental agencies authorized to hold lands in fee simple, to nonprofit organizations to
develop affordable housing
