We have included as publicly supported housing, projects which have received assis- tance through the Federal, State or County government. . PROJECTS RECENTLY COMPLETED: 1• KAUHALE OLU - KULAIMANO RURAL RENTAL APARTMENTS The Kauhale Olu Rural Rental Apartment project is sponsored and owned by the Kerri Corporation in cooperation with Brewer Housing Support Corporation. The 62 unit complex consists of six (6) one- bedroom, 48 two-bedroom, and eight (8) three-bedroom units. One-bedroom units rent for $99 .50 , two-bedroom units rent for $125.58 , and three-bedroom units rent for $145 .16 . The rent amount includes maintenance , water, and trash collection. The Farmers ' Home Administration Section 515 , Rural Rental Program, provided a $1 ,352 ,150 loan for 50 years for the project. The effective interest rate varies between 1% and 8 1/8% depending on the income level of the tenants. 2. WAINAKU SUBDIVISION The Wainaku Subdivision project is sponsored by the Brewer Support Housing Corporation in cooperation with the ILWU Housing Committee. Thirty-eight (38) houselots were made available to C. Brewer em- ployees, two (2) employees decided to build their own homes. The remaining 36 decided to construct their homes as a group to help • reduce over-all cost. Construction funds were provided by Brewer Support Housing. They chose a double wall 932 square foot three- bedroom, two (2) bath home with a utility-laundry area and a two car garage. Two families were eligible for a Farmers ' Home Adminis- tration Section 502 home loan for 33 years at 8 1/2% , while 23 COUNTY OF HAWAII • HILO, HAWAII 96720 Chairman and Members Hawaii County Housing Agency -2- November 14 , 1975 were eligible for a Section 502 interest subsidy loan for 33 years at an interest rate between 8 1/2% and 1% , depending on their income level. Thirteen were eligible for conventional home loans. PROJECTS UNDER CONSTRUCTION: 1. KULAIMANO INCREMENT V Increment V at Kulaimano is sponsored by the Brewer Support Housing Corporation in cooperation with the ILWU Housing committee. The subdivision improvements have been completed and house construction has been started by Ken Construction Co. Fifty (50) houselots were made available to C. Brewer employees, one (1) employee decided to build his own home, 49 employees decided to build as a group to help lower costs. An application to obtain Hawaii Housing Authority Interim Construction funds at low interest rates is under considera- tion by HHA. Brewer Support is presently providing construction funds. About half of the homes will be of a double wall design with a base price of $20 ,600 . The other half will be of a single wall design at a base price of $22 ,000. Land costs varies depend- ing on the size of the lot and ranges from $6 ,700 to $13 ,125. Both homes are 968 square foot three bedroom, two (2) bath design with a laundry-utility area and a two (2) car garage. About 29 are eligi- ble for a Section 502 interest credit loan, 15 qualify for a regular Section 502 loan. Six (6) qualify for conventional home loans. The current interest rate for Farmers ' Home loans is 9% but is • subject to change at this time. • 2. HILO ELDERLY The Hilo Elderly Housing Project is a Hawaii Housing Authority • low-income housing project for the elderly. The 50-unit project will consist of 30 studio and 20-single bedroom units in 25 duplex buildings. The rent for the project varies according to the tenant' s income with a maximum of $45 for a studio unit and $51 for a one- bedroom unit. Major appliances and utilities will be included in the rent price. There will be an income and asset limitation for eligibility as a tenant. The estimated project cost is $1,406 ,000. The project is financed by HUD under its public housing program. The project is expected to he ready for occupancy in June, 1976. 3. KONA ELDERLY The Kona Elderly Housing Project is a low-income housing project for the elderly sponsored by the Hawaii Housing Authority. The 32-unit complex will consist of 20 studios and 12 one (1) bedroom • • • Chairman and Members Hawaii County Housing Agency -3- November 14 , 1975 units, in seven one (1) story buildings. The rental amount would vary according to the income level of the tenant with a maximum of $45 for a studio unit and $51 for a one (1) bedroom unit. Major appliances and utilities will be included in the rent price. There will be an income and asset limitation for eligibility as a tenant. A village concept is planned using walkways , recreation areas , and mini courtyards . The $1,068 ,666 project is financed by HUD under its low-income public housing program. The anticipated completion date is March, 1976 . 3. PAHOA FARM LABOR HOUSING The Pahoa Farm Labor Housing Project is sponsored by the Hawaii Housing Authority. The 31-unit project will consist of eight - two (2) story buildings including a central laundry, play area and a 45-stall parking area. The tentative rent schedule are: $87 for the three - one (1) bedroom units; $111 for the 16 - two (2) bedroom units; and $131 for the 12 - three (3) bedroom units. The rents do not include utilities. The projected construction cost for the project is $722 ,000 .
