Your Committee on Planning, to which was referred Bill No . 639,
regarding the rezoning request of R. Ruskin Fisher , Honuaula and
Hienaloli , North Kona, Hawaii , TMK: 7-5-04 :Portion of 35 , reports as
follows:
Bill No . 639 amends Section 25-89 , Article 3 , Chapter 25 of the
Hawaii County Code , by changing the district classification of
3 . 725 acres of land from Multiple Family Residential (RM-2) to
Multiple Family Residential (RM-1 ) .
The subject property is located in the Lono Kona Subdivision in
Kailua-Kona . The applicant plans to build approximately
120 apartment units . The sale price of the condominium units will be
between $90 ,000 and $135 ,000 and the rental rates will range from
$650 to $950 per month . The condo units will be housed in
10 separate buildings . Each building will be three stories in height
and contain 12 units .
The General Plan designates the property for Medium Density Urban
Development . The State Land Use district classification is Urban .
Surrounding properties are zoned Multiple Family Residential (RM-1 ) ,
Double Family Residential (RD-3 .75 ) and Unplanned .
Water and all essential utilities are available to the proposed
development .
Your Committee on Planning is in accord with the intent and purpose
of Bill No . 639 and recommends that it pass first reading .
