Page 2 PC-21 January 21, 2014 Bill 167: AMENDS CHAPTER 25, ARTICLE 4, DIVISION 3 OF THE HAWAI‘I COUNTY CODE 1983 (2005 EDITION, AS AMENDED), RELATING TO THE MAXIMUM AMOUNT OF LOTS PERMITTED IN A SUBDIVISION Adds a new section to Article 4 requiring that the square footage of certain improvements and features within a subdivision be subtracted from the total land size of the subdivision prior to determination of the maximum amount of lots permitted within that subdivision. Page 3 PC-21 January 21, 2014 Bill 179: AMENDS CHAPTER 25, ARTICLE 2, DIVISION 4, SECTION 25-2-42 OF THE HAWAI‘I COUNTY CODE 1983 (2005 EDITION, AS AMENDED), RELATING TO SITE VISITS FOR CHANGE OF ZONING DISTRICT APPLICATIONS Prior to making a recommendation to the planning commission, the Planning Director or the Director’s authorized representative shall conduct a site visit of the designated property to verify that the information within the application is accurate, determine if there are any omissions, and find and record any unusual circumstances that may warrant special consideration by the Commission or the Council. The findings shall be provided in a report affixed to the Director’s recommendation. Page 4 PC-21 January 21, 2014 Bill 182: AMENDS CHAPTER 23, ARTICLE 4, DIVISION 1, SECTION 23-61 OF THE HAWAI‘I COUNTY CODE 1983 (2005 EDITION, AS AMENDED), RELATING TO SITE VISITS FOR APPLICATIONS FOR SUBDIVISIONS Prior to approving or disapproving a preliminary plat, the Planning Director or the Director’s authorized representative shall conduct a site visit of the designated property to verify that the information within the preliminary plat and its supplemental materials is accurate and complete, and also to determine if there are any conditions that warrant revisions to the preliminary plat. Revisions would be made by the subdivider, after consulting with the Planning Director. The applicant proposes to demolish the existing dwelling, located on Kamana Street in Hilo, and construct a new commercial office building.
