Work Completed includes: Tenant improvement work completed at the Kings' Shops (TMK: 6- 9 -08:5) in the past year includes renovations by tenants Maui Divers and Making Waves and new tenant improvements for Islands Bridal Gallery and, within the next month, Nachos. Approximately 99.4% of available space within the shopping center is leased out of as of this date. Work in Progress includes: Completion of construction on Waikoloa Homesites Venture's golf course (TMK: 6-9- 08:por. 2), which commenced on January 26, 1995, remains deferred pending a change in market conditions, which will not support a project of this nature at this time. Likewise, the Kings' Estates (6- 9 -08:por. 12) single family residential subdivision has also been placed on hold. We continue to explore options for development of the residential multi- family lands surrounding the Kings' Golf Course, with the intention of being ready to proceed as soon as the market indications point to the economic viability of these types of development. Compliance with all other conditions of approval is being pursued and/or the conditions are ongoing and will continue to be complied with as applicable. Though initially encouraged by signs of improvement in the Big Island economy, the economic problems in Asia and the changes in the financial markets on the U. S. mainland have created a feeling of uncertainty as to whether the global economy can support investment of large sums of money in development projects. The direct flights from Japan continue to have a positive impact, as do the groups brought in by the various resorts along the Kona - Kohala Coast. We appreciate all of the efforts the County administration has made to improve the economic situation here on the Big Island. Your acceptance of this report for 1998 is appreciated.
