Ry ad~lvxg the golf lodges, Oceanside 1250 is aslaixg to expand from axt exclusive
residential developxnen't with a golf cotu•se acid clubhouse to a FLiI,I, SERVICE
RESORT, startixxg with 80 golf course units available for rectal. G~~lule the utxits are
said to be foi
members only. once built, Oceanside Maliagement may choose to opexx
thenx to the public witlxout the scrutixxy we see today-.
The arg>wxents in favor- of a Fl iLL SERVICE RESORT were presented to the Pl~umiug
Commission last October at this hotel. The tln-ec main arguments were:
1) Oceanside ]250 has heed tliitil:ixig about this for a long time, showing the ntuts on
preliuxiuary ch-awixxgs.
- This is irrelevant.
2) Jobs and tax revenue will be created ixx ttxe construction and operation of tlxe new
Ielltal llll1tS.
- One need not create a FULL SERVICE RESORT' at Oceanside 1250 to get these
jobs and tax revenue. "I9xe coast of North Kona is a resort node on the island where
additional golf course bw~galows with uo doubt, be built if we avoid the spot zoxivxg
that Oceanside requests. Johs would properly he created in the proper location.
3)OucueighboringpropcrtyownersnppotledOceanside'srequest. Cerlai~dydeveiopet;5
will be attracted lxere IF a I'i'I,1, SERVICE RI+:SORT is approved oxt the Oceanside
propex-1}'.
- Wlxile attractive to aii uwuer who wants to sell, otlxers recognize th<a1
speculation will drive up laxxd values and tares to the pourt where agricultural use will
uo longer be viable arxd they will be forced to sell.
I respeetfitlly request denial of Oceanside ]250's request 1o become a Fi1LI, SERVICE
RESORT.
- It sets a very bad precedent, allowing Oceanside to expand into a FIZ,I,
SERA-'ICE RP:SORT.
-It starts an avalanche by tnnuixg tteighboruig f~u'm property utto Fi,I,I, SERVICE
RESORT properly. that is attractive to t'esort developers.
South Kona should remain "pruuarily rural and agriculiiu al" (per the Stale Boundary
Re~dew)
