Your Committee on Planning,to which was referred Bill No. 206, reports as follows:
Bill No. 206, transmitted by Mayor William P. Kenoi via Communication No. 876 dated April
19, 2016, amends Section 25-8-26 (Pahoa Zone Map), Article 8, Chapter 25 of the Hawai`i County
Code 1983 (2005 Edition, as amended), by changing the district classification from Single—Family
Residential— 10,000 Square Feet (RS-10)to Village Commercial— 10,000 square feet (CV-10) at
Nanawale Homesteads, Pahoa, Puna, Hawai`i, covered by Tax Map Key: 1-5-011:008 and 1-5-011:009.
The subject parcel covers approximately 17,994 square feet of land.
The applicants, David and Charlene Ewing, plan to relocate the interne coffee shop they currently own
and operate in downtown Pahoa. They plan to lease about 900 square feet of the proposed building for
retail businesses. The remaining 1,500 square feet will be used for the coffee shop, which will have a
restroom and an approximately 600 square foot covered outdoor seating area.
The Windward Planning Commission, at its duly held public hearing on April 7, 2016, recommended
approval of this item.
Mr. Ewing,the applicant, was present. There was no discussion.
Your Committee on Planning is in accord with the purpose and intent of Bill No. 206, and recommends
its passage on first reading.
