The owner of the property is Benjamin Masao Ono Trust / 1248 Kino'ole Medical Center and the sign will advertise the Kino'ole Medical Center. There was a land-related Use Permit#35 granted on October 15, 1986 for the medical office. Later, a land use Variance Permit#1254 was granted on February 14, 2002 for a specific front yard setback requirement, We are applying for a sign variance for the following reasons: 1) The sign is necessary because there are no physical markings on the property to describe its use and function. There is no identifying address on 1248 Kinoole St.fronting the property.The building is set back off the road and is also several feet lower than the street level;which also aides in its difficulty in locating the facility. 2) Granting the variance will not affect the rights of adjacent property owners due to the fact this facility has been in business since 1987 and will only help in finding the correct medical facility patients are looking for, The property on the left is also a medical facility with no signage/markings or address;the lot behind this property is also a facility for the elderly. The corner lot to the right is accessed via Kamana St.,so this signage will not affect the nearby residents. 3) Granting the variance will not violate the interest,safety,convenience or general welfare of the public. Patients have indicated their frustration with the lack of signage in finding this facility. The sign will easily help notify the patients of Kinoole Medical facility's location and address,which is in the best interest of the public. Having a commercial sized sign, (less than 16 square feet)will keep drivers safe from traffic incldences while searching for their medical destination. A residential size sign (6 square feet)will not sufficiently notify drivers traveling at 35mph with traffic on this busy street. 4) The property class for the building is commercial,the land is zoned residential. We believe a small commercial, non-illuminated sign would better serve the community. The ground sign will be supported by 2-4" x 4"x 8' posts, treated, primed and painted, embedded in concrete footing 12" x 12" x 18" deep. Tops of posts capped with aluminum finials. The sign substrate will be made of 3/" PVC. The viewing area will be 46"x 48" or 15.33 sq. feet. The sign will be double sided and attached to posts using 3/4" x 3/4" x 1/8" aluminum channel attached to posts using stainless steel fasteners. The sign will then fit into'channals and attached using stainless steel nuts and bolts. Approximate weight will be 85 Lbs. Height will not exceed 78"to top of sign. Height to bottom of sign will be approximately 30' from the ground.
