(Bill 932) WAIAKEA HOMESTEADS, SOUTH HILO ' (22 ,200 s e fte TAX MAP KEY 2-4-10 :49 q ) From Planning Commission Chairman Clyde Imada dated February 11, 1983 , submitting for adoption, a proposed bill to change the district classification from a Single Family Residential - 15 , 000 square foot (RS-15) to a Single Family Residential - 10, 000 square foot (RS-10) zoned district. The property involved is located along the east side of Kehaulani Street, approximately one-fourth mile north of the Kehaulani Street-Kawailani Street intersection, Waiakea Homesteads , South Hilo; recommends the following conditions under Section 1 of Bill 932 be amended: (A) the petitioner, successors or [his authorized representative] assigns shall be responsible for complying with all of the stated conditions of approval; (B) subdivision plans shall be submitted within one (1) year from the effective date of the zone change [ . Final subdivision approval shall be secured within one (1) year from the date of tentative approval] ; (C) [prior to issuance of final subdivision approval, a roadway improvement cash contribution of $3 ,000 shall be paid to the Finance Director of the County of Hawaii. Further, ] should an Improvement District or similar arrangements be initiated for the improvement of Kehaulani Street, the landowners of the subject property shall automatically participate in such an arrangement[ . Should the individual share for the Improvement District exceed the amount originally contributed by the petitioner, then the landowners shall contribute towards the difference and this provision shall be contained as a covenant within the deed] ; 411 • [ (D) ; deeds for subdivided lots shall contain a covenant indicating that additional dwellings, such as "ohana" units, may not be permitted if the roadway access to the subject lots is deemed inadequate to accommodate additional dwellings and that the County may require roadway improvements or equivalent contributions before permitting the construction of such units; ] (E) be relettered (D) .
