Your Committee on Planning to which was referred Bill No. 1086
regarding the rezoning request of Maui Varieties Investments , Inc. ,
TMK: 2-2-16 :40 and 41, reports as follows :
The purpose of this bill is to change the district classification
from a Double Family Residential - 3, 750 square foot (RD-3. 75) to a
General Commercial - 7, 500 square foot (CG-7 . 5) zoned district at
Waiakea, South Hilo, Hawaii .
The building on the subject property was previously in commercial
use . The applicant intends to renovate the existing building and use
it as a retail outlet for the sale of general merchandise and for
warehousing and office purposes , which is consistent with the uses of
a commercial district .
The Planning Director has indicated that the requested zone change
conforms to the General Plan Land Use Pattern Allocation Guide
(LUPAG) Map which designates the area for High Density Urban
Development. The request would further complement the Hilo Community
Development (CDP) Zone Guide Map which designates the property for a
CG-7 .5 zoning.
The bill further calls for the subject property to be consolidated
with parcels 18, 19, 25 , and 26 . Access to these consolidated
properties must meet with the approval of the Department of Public
Works .
Your Committee on Planning is in accord with the intent and purpose
of Bill No. 1086 and recommends that it pa first reading .
